Voorhis Village, located in San Dimas, was acquired and renovated in a joint venture partnership with Community Preservation Partners, the development arm of WNC & Associates, Inc. Interiors were completely refurbished and improvements included a complete renovation of kitchens and bathrooms with new cabinets, appliances, countertops and light fixtures. Central air and heating were installed as well, along with flooring, water heaters and new windows.
The exterior received new landscaping, and sustainability and accessibility upgrades were made throughout the common areas. This brought Voorhis Village up to current green and accessibility standards. Though the property was at risk of going to market-rate rents, this joint venture replaced the expiring U.S. Department of Housing and Urban Development (HUD) HAP contracts with bonds, 4% tax credits and a long-term Section 8 contract. The result? Guaranteed affordability for decades to come, as well a greatly increased quality of the community and standard of living for residents in this L.A. County community.
The location of Voorhis Village makes it ideal for families. In walking distance to elementary, intermediate and high schools and a park, Voorhis Village is also a short drive to a large regional park, which features both a water-themed amusement park and a reservoir for fishing, boating and swimming.
